Careful consideration was given to the development of the CC&Rs and Design Guidelines for Catalina Ridge with the goal of creating a distinct residential community. The site plan was designed to capture exceptional mountain views from each lot while providing a unique homesite for each resident.
The design philosophy for Catalina Ridge is based on integrating homes with the natural landscape by using appropriate building mass, colors, materials and design. Buildings are limited to single-story elevations, 22-feet in height, to maintain view corridors and create a built environment with appropriate scale.
Variety in residential design is encouraged to bring forth an eclectic blend of architectural styles. Southwestern, Southwestern Mission and Territorial architecture are strongly recommended and the design of each residence should evolve around one of these core styles. Additional creativity within each building design brings individuality, forming a collection of appropriate and unique architecture, not a neighborhood of sameness.
Landscaping and site design (i.e.: walls, fences, driveway, and hardscape) are also key elements of the built environment at Catalina Ridge and help create the overall community character and ample buffering between residences. By re-establishing landscaping after home construction is completed, the structures become integrated with the natural terrain and a sense of permanence is created. The use of native Arizona drought tolerant plants is encouraged along with a mixture of plant type, size and texture, similar to the growth patterns found in the native desert.
